POSITION TITLE:Asset Manager
REPORTS TO: Senior Asset Management Manager
DIRECT REPORTS: 0
LOCATION:Paris, France
PURPOSE:
Perform real estate management functions for those properties owned and or operated by Company. Work with internal groups (Legal, Regional Leasing teams, Regional Site Management teams, Lease Administrators, Accounting, Finance, etc.) on asset management issues. Be the focal point for all site expansion and lease renewal and expiration activities with landlords and internally.
FUNCTIONS:
Serve as first point of contact to landlords following PTI acquisition or construction of tower sites
Manage relationships with landlords throughout PTI ownership of sites
Contact landlords to confirm receipt of PTI welcome letter and package, explain Company policy on timely invoicing and related ground rent payments, review and abstract ground lease terms to verify rent amount to be paid, determine escalation periods and amounts and liaise with landlords for accurate application of escalations, and develop relationships with landlords
Contact landlords on routine basis throughout PTI ownership of the related sites to ensure landlord expectations are being met by PTI
Monitor critical dates of ground leases (i.e. – all applicable escalation, renewal, termination dates)
Liaise with and support Legal and Accounting Departments in lease/amendment drafting process, changes in billing/payment amounts, and all other issues that arise relating to lease critical date application related to the ground leases
Relay all financial issues to Accounting Department for satisfaction of obligations relating to property tax bills, utilities bills, etc. prior to and subsequent to PTI acquisition of tower and land sites. Prepare check requests and provide supporting documentation to Accounting Department for payment of required obligations
Actively negotiate extension of ground leases and modifications thereof and obtain collateral from landlords as necessary for PTI financing opportunities
Serve as the main point of contact between PTI and the landlord for ground lease negotiations of any type
Relay all legal issues to Legal Department for satisfaction of obligations relating to legal matters as encountered from the conversations with the landlords and subsequent to PTI acquisition of tower and land sites
Prepare check requests and provide supporting documentation to Legal Department, such as amendments renewals etc.
Serve as in-house point of contact for all landlords for any questions or issues that arise and coordinate their concerns to the appropriate internal personnel
Assist Land Acquisition Coordinators with ground lease buyouts
Assist Accounting Department with initial contact, application process, and management of energy services for acquired sites. This includes legal entity name change for billing purposes and verification of seller fulfillment of all applicable billing periods
Assist operations by negotiating tower swaps, telco easements and resolving access issues and maintenance requests
Develop and foster positive and advantageous working relationship with landowners and / or their representatives as to site locations leased by Company

WORKING CONDITIONS AND PHYSICAL DEMANDS:
Position works in a standard office environment. Standing, sitting, and walking required daily.
QUALIFICATIONS:
4-year advanced degree, preferably in a business or legal-related discipline
Prefer minimum 3 years’ experience in wireless communication industry and / or real estate
English fluent required (application/resume in English is mandatory)
French fluent required
Strong negotiating and organization skills with experience in property management and relationship fostering
Proven success in either real estate management or a related field
Must be able to professionally communicate with property owners and representatives in verbal and written form
Must be a tactful and effective negotiator with landlords
Established network with French Housing Authority and French Power Authority extremely advantageous.
Demonstrated mastery balancing multiple tasks, project management skills
Strong written and verbal communication with supervisor, clients and colleagues
Effective in an entrepreneurial culture, working independently and as part of a team
Proficient user of Excel, Outlook, MS Word and other MS Office suite products
